Many loft and garage conversions are possible under permitted development (PD), especially where you’re converting existing space without major changes to the roof shape or the street elevation. Dormers, roof lifts and homes in conservation areas/listed buildings may need full planning. We assess your home and advise the best route.
Yes. Conversions must comply with Building Regulations covering structure (floor strengthening/steels), fire safety and escape, stairs, insulation and ventilation, electrics and plumbing where applicable. We handle drawings, structural calculations and inspections, and supply all completion certificates.
As a guide, a minimum finished head height of around 2.0–2.1 m on the main circulation line is desirable. We check existing ridge height, rafter condition, chimney positions, staircase location and whether steels are needed. If height is tight, options include dormers or lowering ceilings below (subject to feasibility).
We design and build:

Usually, yes. We sequence the works to minimise disruption, form temporary protections and keep key spaces usable where possible. Expect some noise and dust during structural stages; we protect, tidy and communicate daily.
Works on or near a shared boundary—such as inserting steels into party walls or foundations close to a neighbour—may trigger the Party Wall etc. Act 1996. If applicable, notices must be served and consent or an award obtained. We advise early and can introduce a party wall surveyor.

Cost depends on conversion type, floor strengthening/steels, dormers, staircase design, insulation level, windows, bathrooms and finishes. After a survey we provide an itemised fixed quotation so you know exactly what’s included—no surprises.
We design to Building Regulations for: protected escape routes and smoke detection, suitable fire doors where required, high-performance insulation and ventilation to prevent condensation, and acoustic performance between floors/rooms. Compliance is included in our specification and sign-off.
You’ll receive Building Control completion, electrical certification, and manufacturer warranties on key components. Our workmanship guarantee is detailed in your contract for peace of mind.
